With our results guarantee, pay us only after we get you results. We do all the work upfront - you don't pay us a dime until your property is rented to a qualified tenant, and rent is collected.
We will aggressively market and show your property, screen the tenants, handle all of the paperwork, and perform a move in inspection, ... all before we get paid anything.
For our property managed clients, there are no set up, admin, or transfer fees.

No Markups Guarantee
You pay what we pay for repairs and maintenance. Other property management companies often charge markups when repair work is performed on a property.
We don't believe that this is ethical and will only charge you the actual rate of the vendor's service and/or materials.
Our established presence in the area also means that we are able to negotiate special rates with the best available vendors and we happily pass these savings on to you!
For no extra charge to owners, we will cover up to $2,500 to repair any damage caused by an approved pet. We screen each pet, charge a reasonable pet fee to the tenant, and guarantee that you (the property owner) will not pay out of pocket for pet damage.
Conditions of the Pet Guarantee:
- We must have approved the pet through our process, and signed the lease with the tenant. This guarantee is not available if we inherited the tenant or the pet.
Our Pet Guarantee is not available to everyone. It must be a part your Property Management Package and will be specifically included in your Property Management Agreement.
We guarantee the Tenant will stay for at least 9 months, or we will find a replacement FOR FREE! You should never have to pay twice for us to find a new tenant for your property.
Conditions of the Leasing Guarantee:
- We must have placed the tenants. This guarantee does not cover tenants we've taken over or inherited
- The guarantee does not cover tenants who must break lease due to military orders or transfers.
- It also does not cover those tenants who have abided by the lease terms by paying the specified break lease fees.
We strive to offer the highest quality service in the business, and are confident you'll be happy - if for any reason you are not completely happy with our services and want to leave us, you can cancel your management agreement without penalty at any time.
Conditions of the Happiness Guarantee:
- All outstanding invoices must have been paid to vendors.
- We request that you give us a 30 days written notice, so we can wrap up any outstanding service issues and/or invoices, and have time to prepare your file. Ideally the cancellation process will go smoothly for everyone involved.
If a tenant that we place & manage must be evicted for non payment of rent, we’ll handle the eviction free up to 1 year. This includes any filing fees, server fees, and lock change fees up to $3,000.00.
Conditions of the Eviction Guarantee:
- We must have placed the tenants. This guarantee does not cover tenants we've taken over or inherited.
- The guarantee is only for evictions due to NON Payment or rent.
- We must be the Property Management company for the entire length of the tenancy.
- The Program does not cover lost rents, or damage to property.
- The Program does not cover the Owner for the Tenant's Atterney fees, count ordered fines, damages or penalties.
Our Eviction Protection plan is not available to everyone. It must be a part your Property Management Package and will be specifically included in your Property Management Agreement.
